The hamlet of Islip sits on the north side of the Great South Bay, across from Fire Island, with about 18,400 residents. Champlin Creek runs south to the bay along its border with East Islip, which is where our shop is. That makes Islip one of the shortest drives we make.
Islip is also the name on the weather record. The official gauge at Islip measured 13.57 inches of rain on August 12 and 13, 2014, the highest 24-hour total ever recorded in New York State. Observers nearby reported 11.50 inches in West Islip and 11.35 inches in Bay Shore. For a lot of homes here, that storm is the reason they now know where their basement leaks.

What usually floods an Islip basement
Rain faster than the drains
Storm drains are typically built for about an inch of rain an hour. In 2014, 1.76 inches fell in 15 minutes. Water that can't get into a drain finds window wells, stairwells and low garages instead.
Burst pipes and water heaters
Supply lines, failed water heaters and frozen pipes in unheated spaces account for most of our non-storm calls. The water you see on the floor is usually less than what's inside the walls and under the flooring.
Sewage and cesspool backups
Depending on the street, an Islip home may be on a sewer district or a cesspool. Either can back up into the lowest drain in the house, and that water is contaminated from the start.
Why a finished basement is the expensive part
An unfinished basement with a concrete floor and block walls is usually a straightforward dry-out. A finished one is not. Carpet pad, drywall, insulation and wood framing all absorb water, and they hide it. Drywall wicks water upward well above the visible line, and the bottom plate of a framed wall can stay wet long after the surface looks dry.
That's why we map moisture before anything gets cut. The readings show which walls and floors actually took on water, so we open only what has to be opened. The EPA advises drying wet building materials within 24 to 48 hours to help prevent mold; it's a guideline, but it's why the first day matters more than any other.
Clean, gray or contaminated

Can you tell if my basement water is groundwater or a leak?
Usually, yes. Where the water shows up, whether it's clean or carries sediment, and moisture readings along the walls and slab point to the source. That matters for both the fix and the claim.
Do I have to pull up all the carpet?
Not always. Carpet that got clean water and was extracted quickly can sometimes be dried in place; the pad usually can't. Carpet that got sewage or floodwater comes out.
