Fix the source, then the surface
Cleaning the surface without fixing the moisture is a temporary fix, and the mold comes back. We look for the actual cause first: a slow plumbing leak, a failed vapor barrier, condensation in a poorly ventilated crawl space, or leftover moisture from an old water loss that never fully dried.
Containment goes up before anything gets disturbed, to keep spores from spreading through the HVAC system into clean rooms.

Common questions
Do I need mold testing before remediation?
Not always. Visible mold with a known moisture source usually doesn't need lab testing before work starts. Testing is more useful for hidden mold, air-quality concerns, or clearance after remediation.
Does insurance cover mold remediation?
Often only when the mold came from a covered, sudden loss like a burst pipe, and even then many policies cap mold coverage separately. Gradual leaks and maintenance-related mold are usually excluded. Check your policy.
