Islip Terrace covers about 1.3 square miles, all of it land, with roughly 5,300 residents and about 1,800 homes. It sits just north of Islip and East Islip, crossed by Sunrise Highway at Exit 46. It's one of the closest places we work.
Without a bay or a creek, most water losses here come from inside: a failed water heater, a washing machine hose, a dishwasher line, a frozen pipe or a toilet supply. And when it rains hard enough, like the record storm centered over Islip in August 2014, water gets into basements the same way it does anywhere: through window wells, stairwells and floor drains.

Why "it looks dry" isn't the same as dry
Appliance and water heater leaks spread under cabinet bases, under vinyl, laminate and wood flooring, and into the subfloor or the ceiling below. The surface can dry in a day while the materials underneath stay wet for a week. That's where swelling, delamination and mold start.

Preventing the next one
The Insurance Information Institute recommends inspecting appliance hoses, including washing machine and water heater hoses, every year and replacing them every five to seven years. A leak-detection sensor under the water heater and washer is inexpensive and catches a slow leak before it becomes a claim.

A sudden appliance or pipe failure is usually covered. The appliance itself usually isn't, and damage from a slow leak over a long time may be excluded. That's one more reason to document when you found it and what it looked like.
